Consumers buying behavior in Real Estate

Dwelling down the psychology behind buying there are tons of popular models highlighting the common patterns that buyers have. Through intricate study and researches we are able to realize the importance of these and how one can use them to be a better seller. Complex- buying behavior is what is observed among real estate buyers. Of course due to the increased cost, which is easily higher than any normal good or even an expensive car, this investment is hands down the most costly. The high stakes makes the buyer more conscious of his decisions and hence the thought that goes into the buyers mind before making the final call, is far more complex than an ordinary sale.

If we put our attention on what a consumer prefers and what are the aspects of a property that factors into buying of a real estate, we can easily predict an easy buy from that of a difficult one. As well as, we can predict which properties are bound to produce wealth for both the buyer and the seller. Hence here let’s look into all multiple viewpoints a person has before signing off that final contract.

According to a comprehensive study done by two Indian professors, where they analyzed real estate buying behavior throughout the world, the factors consumers regarded important while buying a new house were mostly economic, social, construction quality, structure and design, psychological, superstitious beliefs and supplies and amenities. Let’s dig deeper into it.

    Construction Quality

The one factor that was viewed to have the second highest attention of a buyer was the quality of construction of the premises. An aware buyer would definitely pay a visit first to the location of the construction and investigate different details. From judging the soil of the building he can determine if it was made with good quality raw materials. Concrete mix can also help further enable him to get a better idea of the sturdiness of the building. Other than that the design and how it is durable is also weighed before jumping to a buy a building. People tend to look for trustworthy developers who already have a name in the industry. In case of new developers they ask for help from experts to give their point of view on it. The amount of windows and ventilators in closed spaces are also ranked essential, along with a fire exit.

Accessibility to basic necessities & the neighborhood

The location of the development is also ranked high by most of the buyers. It’s needful to be surrounded with a good environment, psychologically it has proven to provide peace and comfort to a person to be in a well inhabitated area with greenery and less pollution. Other than that with location, most individuals also prefer that their workplace and schools are close by, to decrease the travel cost and time. A secure environment is essential for a person to feel safe in his house without the constant fear of robberies or other crimes. Hence, safe neighborhoods were more desirable than the ones with higher crime rate.

    Overall Appearance of the House

Somehow looks do matter when it comes to real estate. Most commoners prefer a modern look, with new designs rather than the out dated ones. A design that is well thought and creative may give the place an aesthetic look, a look that may be expensive but still would be favored by the seller. From the interior design to the exterior, the general look greatly impacts a real estate buyer. Hence adding just a few large windows or a well thought living room might add some major brownie points to your entire property.

    Financial Factor

Now comes the economical aspect. There’s no doubt about it every penny earned and saved by the buyer to own a land matters dearly to them. Hence the amount of thought that goes into the pricing is quite high. You don’t want to invest in an area where you know that the maintenance will take huge bulk of money from your pocket each year. Similarly, high rates of taxes of certain areas and hige constructions can drive a person away. To make an place costumer friendly it’s essential to look at different tactics with which you can decrease the lifelong maintenance cost. The cost of construction would definitely go high in this way, but the buyer would still be more likely to buy it knowing that he won’t have to spend every year fixing the house.

    Superstitious Beliefs

We have all heard about that haunted house at the corner of the street. Somehow such haunted houses are present in almost every nook and corne, through all ages. The fact that a place is forbidden or not does still matter to a few people. Popular Chinese geomancy like feng shui is still reflected upon by a few, while in India people prefer buying vastu complaint homes only cause of the superstition that surrounds it.

    Supplies

In our age the importance of electricity, water, gas and other power supplies have become paramount. So much so, that it is not possible to carry out everyday chores without these resources hence the support of this utility is centered by the buyers. Everyone would want a house where all these sources are easily available throughout the year and at a reasonable cost.

    Conclusion:

To sum it all up, the highest priority among all factors that were viewed important by a real estate client, was the financial aspect. The customers deemed the cost of the real estate to be the most effective, especially in the long run. Places that were less pricey, required less maintenance cost and minimum loans were more in demand. Secondly, the need for the construction quality of the real estate to be high was imperative. Most buyers go to lengths just to make sure that the developers have done a credible job and used quality goods in the making of the real estate. While superstitions were ranked the lowest important factor taken in account by the buyers.
