    BECOMING A SUCCESSFUL REAL ESTATE AGENT

    In Pakistan real estate contributes largely onto the economic growth of the country. Tips that could help in gaining advantage in real estate.

    According to the World Bank estimate, the size of country’s real estate assets constitutes between 60% and 70% of country’s entire wealth. Applying these estimates on Pakistan the size of real estate sector in the country could boost up to 300 to 400 billion but the unfortunate conditions within the country never allow that to happen. Despite the gloomy outlook of this sector, through compelling facts it can be deduced that the upcoming years will be encouraging for the real estate agents and investors both.

    Knowing that, question that rises onto the minds is how to make use of the upcoming time and reach substantial heights in real estate so that one could become an established real estate agent. So do you want to become a successful real estate agent? Well there is no doubt your answer is “Oh yes! Definitely I do”, who doesn’t want to earn lots of lots of money and live a happy life. Well following these simple steps it won’t take you long enough to reach your desired goal.

    So step1, Work with the best agents in your town/city and do whatever it takes, even if you have to work for them for free, DO THAT! There will come times when you might not like stuff you are asked to do but you just stick around with them. By doing this they will like your presence around them, in other words you will become their need and knowing that they will hire you in their team which would be a blessing for you. From here on you will begin the journey on road to opportunities.

    Step 2: Getting your real estate license

    In order to become a successful and established real estate agent one of the most important thing is getting a real estate license.

    Getting the license mainly depends on where you live to inquire circumstance that are been followed in your respective area. The simplest way to move forward with it is just by typing the name of your area with a question, how to get a real estate license in that area on Google. For example if you are living in Karachi, you just have to type, How to get a real estate license in Karachi? If the internet doesn’t works for you the other alternate that can guide you through is your seniors at the estate or your team leader.

    After completing the first to basic and important steps, Step 3 focuses on working as a team and avoid being a lone wolf. Now one must understand working alone to become an established real estate agent is exceedingly demanding and tough .There will come times when unusual circumstances will fall over you and cause hurdles. In these intense high times working alone won’t help you reach an outcome. Contrastingly working as a team gives you a constant opportunity for learning where you are surrounded by educated, knowledgeable colleagues who possess the resources and guide you out on each step. Not just that a door for new ideas and innovation is always open .The best part about team is you work as a family and stand by one another in their tough times.

    Moving on to the 4th step, now it is time your start building up your influence and make use of your presence. Building a sphere of influence is very important because from here on people will start to know more about you and the surfaces that you are offering them.

    The first sphere that needs to be build is amongst your closed ones, people who already know you and are familiar with you. This includes your family members, your school friends, your neighbors, relatives etc. The simple step you need to do is just go to them and tell them that, Hi! I am a real estate agent now, would you like to buy or sell any property through me?

    As one of the top real estate agents of the world Ryan Serhant stated,

    “Your first clients will always come from the warm sphere of influence that you have made amongst your family and friends”

    From here the next step is making the 2nd sphere, known as the cold sphere. It includes people that you meet outside, randomly. Approaching new people, talking to new faces might look weird at times and honestly it can be time consuming because in Pakistan people take time developing trust knowing the unfortunate circumstances happening each day in the county. But verily things will start working on for you.

    Now you are few steps ahead of reaching your desired goal, you are willing to do anything, you have an amazing team, your license and people know you on and off the streets, what is left? Well in Step 5 we will discuss that major over part.

    So step 5 is structuring your day, setting up day to day goal, this comes in three steps

    • Finder
    • Keeper
    • Doer

    In easy words, set up time to find people who are interested in buying and selling of property which is a basic real estate agent job, but you need to set up time for it in your day.

    Then you need to focus on keeper time which is to find best ways of advertising, what and how you can spend money in order to get double, triple the amount you spent as there is a famous quote  “Scared money do not make any money” , so keep that in mind.

    And finally doer time which is bringing both finder and keeper planning into action, like advertising, spending money, reaching out people etc.

    Step 6 brings you onto the most important step which is to keep a check and balance of the work you are doing. Keep an eye on the progress of it and see what actions are required to be taken in future. A better way to look at it is considering the 3 Fs

    • Follow up
    • Follow through
    • Follow back

    By follow up it means simply to stay on top and in touch with the people you meet outside and reach out. Following through is very important, it brings the importance of word of mouth in place. The important part here is that you just do what you have promised your clients to do.  The mistake that real estate agents make is that they remark something but they never consider them to bring into action. And finally follow back, which means you stay in touch with your clients even after your deal. Be their well-wisher, stick with them so that in future the first name comes to their mind in real estate world is yours. You follow the three Fs and you are well on your way on becoming a successful real estate agent.

    Finally the Last step left is building a relationship inside and outside your office, it’s very simple, the major part is already completed now you just have to meet new people, meet other real estate agents, sit with them, get to know them, attend networking event, visit broker open houses and try to make conversations with people. Use the power of social media, use Instagram hashtags, Facebook, Linked in, YouTube, Twitter and keep reminding people who you are and there is no one better then you in the entire market. Once you become a people finder, more businesses will automatically advance near you

    Towards the end, there is a bonus step one must never forget. The step that once you get into business you might stop doing. It is simple, just keep practicing, and keep learning. Thinking that experience will automatically enhance your skills and learning is not exactly required. This thought process must be eradicated completely because real estate agents never give importance to this thing, You must keep practicing because that is the only thing that will further continue your successes and you will never reach a dead end.
