    Another Protest against Bahria Town Karachi

    DEFCLAREA is organizing a peaceful protest against Bahria Town Karachi's new policy on imposing 35% additional development charges and forceful possession.

    Yet another protest is on the way for Bahria Town Karachi, DEFCLAREA official authorities, and members are conducting it. The largest real estate association of Pakistan. The motive of this peaceful protest is to raise a voice against the unfair dealings done by BTK in the new policies. The DEFCLAREA also intends to propose their five-point agenda to resolve the rage and furious sentiments in the owners and investors.

    What is DEFCLAREA?

    Defence and Clifton association of real estate agents (Regd.) is a joint-venture of two significant associations in the city known as Clifton associates and Defence associated. DEFCLAREA has united realtors of both societies. The primary purpose of this association is to overlook the real estate activities in Karachi and promote the realtor sector. The foundation has 800 registered members and 8000 realtors working in all major and minor projects in Sindh, Pakistan, and International Housing Schemes.

    Why is this protest being HELD?

    DEFCLAREA is organizing this protest against Bahria Town New Policy of 35% Additional development charges and Forceful possessions.

    Bahria Town Icon Tower, Clifton, Karachi.

    Time: 3:00 PM Onwards.

    According to sources, DEFCLAREA Official Analyst has shown his concerns and views on Bahria Town Karachi's current situation and explained DEFCLAREA five point's agenda, which would help to resolve the issues of public and users in BTK recent Scandal.

    What's going on with BTK?

    The DEFCLAREA analyst stated, the current situation of aggression from the public has not been created overnight. It has a past history of mismanagement issues from BTK due to which the owners and public investors are highly raged at this moment. He further stated, Bahria Town Karachi had balloting issues, legitimate owners were not given the properties, and instead, the dealership was rewarded. Projects were extended and prolonged. The legitimate owners were relocated to non-existence and non-development blocks. Prime locations were allocated to dealerships, which were later sold in the market on OWN. These past issues have set a negative image of BTK.

    Further added, He shared his concern on a recent matter of 35% Additional charges and effective possession policy, which has made the owners and investors furious.

    • Forceful possession charges are being demanded on those areas which are not developed with essential utilities, and charges are being imposed.
    • Possession charges can only be imposed if the property is 100% completed with necessary facilities for the residents to move in.

    • Development charges were already decided and imposed in the Supreme Court Case, which clearly means there is no further need for adding 35% additional development charges.

    What are the current primary market issues of BTK? 

    He described the current dominant market issues of Bahria Town Karachi.

    1- Refund Policy: It is a hectic process and time-consuming. BTK is releasing payments after 1-2 years to members, which is a time loss for owners.

    2- Disputed Areas: Old bookings made in Precinct A, B, C, D are still not catered. The location is in non-existence and non-developed areas of BTK.

    3- Sports City: P41-P45 has a mega rumor of court cases being held on this project.

    4- Paradise city: It has some precincts which are located in disputed areas. The affecters are not refunded nor relocated on this matter.

    The Analyst suggested that these significant issues should be solved on a priority basis

    Coming towards the Hot Topic in the market these days, DEFCLAREA analyst said, the consequences would be perilous for BTK on imposing these new policies on owners and investors. The investor confidence has been broken badly, and this will destroy the market confidence in Karachi's top project Bahria Town Karachi. These new policies would start a legal and media war, destroying the image of one of the top housing societies in Karachi. The charges should be reconsidered and revised.

    He suggested that these issues can be solved if Bahria Town Karachi follows the Five Point Agenda proposed by DEFCLAREA:

    Refund policies should be revised and dealt on an urgent and emergency basis.

    Old allottees of Phase 1 and other phases, should be adjusted on priority and urgent basis.

    Possession charges should be imposed ONLY on developed blocks with 100% complete facilities provided, ready to move in condition of the property.

    35% Additional charges should be canceled and obliterated.

    Market Trend of BTK, the Bahria Town, should not cancel or relocate any legitimate owner house to a non-developed or non-existence block. The owners should get a documented formal copy of their plot. It should be mentioned that the plot cannot be canceled or relocated to a non-developed block.
